station built in 1988. The convenience store building

The site is zoned HTC (Highway Tourist Commercial).
There are 4 double sided multiple product dispensers
(MFDs) on two aisles. Fuel is stored in 3 underground
storage tanks (USTs) two 10,000 gallon, and one 8,000
gallon. The business is currently closed, but had gas
sales volume of 111,000 gallons a month according to
the manager.
A drive through coffee cart is located on the westerly
side of the site. The cart is owned by the operator,
who pays ground rent for the use of the location.
The property is located on the northeast corner of
Southeast Sedgwick Road and Bether Road Southeast, near
the City of Port Orchard, in unincorporated Kitsap County.
